A description of recent and open transactions affecting a particular property
Title Examination
A review of instruments shown of public record which determines how they affect a particular property
Ownership and Lien Reports
A review of public records to determine the current owner of a parcel of real estate; and liens against that owner(s)
Title Insurance (Owner and Loan Policies)
A contract of title insurance under which the insurer, in keeping with the terms of the policy, agrees to indemnify the insured against loss or damage arising from claims against the insured interest
Lien Clearance
Assistance in verifying judgments and/or liens as to the individual which may be responsible; and assisting with obtaining satisfactions/releases against any outstanding mortgages which may have been paid, but not satisfied of record.
Pick-up and Delivery
Picking up of Deeds to be recorded of public record in the appropriate Register's/Clerk's office; and delivery of the recorded Deeds to our customers.
Recording Assurance
A review of the document before recording to assure it meets all the criteria required by the Register/Clerk; and that it's content is insurable for the purpose of title insurance. Also, assurance that the document will be recorded, regardless of shortage of funds to insure your position of priority is not jeopardized.
Closing and Settlement Services (FHA, VA, FNMA, Non-Conforming, etc.)
The meeting between buyer, seller, lender, and/or agents where the property and funds legally changes hands.
Witness-Only Closings
A closing by where we only close the transaction, and are not involved with any preparation of documents or searching of the real estate records
